Position Description: Millright/General Maintenance Mechanic I/II

Service Type: Classified - Range N/O

Definition: Under the general direction and supervision of the director of maintenance or his designee, the millright/general maintenance installs, repairs, rebuilds and aligns pumps, motors and balances fan units. Performs general maintenance work as needed.

Minimum Qualifications: High school diploma or GED; at least three years experience within the past five years in electrical pumps and motor troubleshooting repair and maintenance. Must have experience using computer programs to analyze motor performance, and must be able to align, balance and repair commercial fan units. Requires near journeyman level skills in four building crafts; and possess a valid, unrestricted Alaska Commercial Class B driver's license (Commercial Class A license may be required). This position may require flying in small aircraft and being away from home overnight. Requires the ability to establish and maintain effective working relationships with others.

Essential Functions:

1. Repairs and maintains various pumps, motors and fan units.

2. Performs all general maintenance work as assigned.

3. Works with preventative maintenance program.

4. Coordinates purchasing with appropriate personnel

5. Cleans up after each project leaving area, job site and vehicle clean and safe.

6. Works with blueprints, borough and state mechanical standards, specifications and International Building Codes.

7. Works from ladders, scaffolding and man-lifts up to a height of 50 feet.

8. Must routinely transport heavy loads.

9. May schedule and designate work assignments to crew members clearly, in both oral and written form during summer schedule.

Other Functions:

1. May estimate cost and plan projects.

2. May operate vehicles requiring an Alaska Commercial Class A driver's license.

3. May perform asbestos removal/containment duties.

4. Other related duties as assigned.

Physical Demands: While performing the duties of this job, the employee is frequently required to stand; walk; use hands and fingers dexterously to operate tools or controls; reach with hands and arms; climb, balance, stoop, kneel, crouch, or crawl; and communicate orally. Vision abilities required. Sitting is required occasionally. The employee must frequently transport up to 50 pounds and occasionally transport up to 100 pounds. Position Description: Maintenance Foreman/Projects Manager

Service Type: Administrative - 3M

Definition: Under the general direction and supervision of the director of maintenance, the foreman/projects manager performs management and administration functions for capital and maintenance projects involving selecting and applying accepted and standard architectural and engineering practices associated with the location, planning, design, materials, and construction of buildings, site improvements, utilities or other capital projects. The foreman/projects manager is responsible for supervising and coordinating assigned employees engaged in building and grounds maintenance.

Minimum Qualifications: A bachelor's, degree in construction management, architecture, civil engineering or related field and five years experience in architecture, engineering or in one or more of the building trades; or education and training in architecture or engineering substantially equivalent to the above with a thorough understanding of construction terms and concepts. Experience with ACAD software is highly desirable. A valid, unrestricted Alaska driver's license is required for this position.

Essential Functions:

1. Applies contract management, architectural and engineering principles and practices to any or all phases of the location, design and construction of a wide variety of types of maintenance projects and capital improvement projects.

2. Serves as contract administrator and/or construction coordinator on projects.

3. Prepares reports, plans, specifications, and cost estimates for various types of design and construction projects.

4. Computes quantities and cost of materials in the preparation of preliminary project cost estimates.

5. Coordinates work with building administrators.

6.      Negotiates contracts for professional and construction services; purchases and expedites materials and equipment.

7. Supervises assigned support staff, if any.

Other Functions:

1. Supervises employees engaged in maintaining and repairing buildings, systems, grounds and vehicle maintenance. Uses independent judgment to schedule, direct, assign, select, evaluate and discipline personnel.

2. Other related duties as assigned.
