SUBJECT: Resolution 2002-094 Supporting Development of a Subdivision within the Birch Ridge and Grouse Ridge areas of Cooper Landing

There continues to be strong demand for additional residential land in Cooper Landing as documented by the rapid sale of lots in the Russian Gap Subdivision and the scarcity of available land in Cooper Landing. Developing the Birch Ridge residential area will facilitate construction of a senior citizen housing complex supported by KPB Assembly Resolution 2001-120.

Design work and local option zoning should be completed in 2002/2003 for the Mayor to bring an ordinance before the Assembly in the spring 2003 to authorize funds for subdivision development. The subject resolution will authorize the administration to design a road and subdivide those areas known as Birch Ridge and Grouse Ridge. It will also direct the Planning Commission to establish a local option zoning district pursuant to KPB 21.44 for the Birch Ridge and Grouse Ridge areas.
